Tile Flooring · Dunedin, FL Tile in an older Florida home
Dunedin homeowners choose Artist Flooring for tile because we hand-fit the work the way we would in our own homes — and because on this coast the right product genuinely differs street to street.
Older Florida homes bring their own quirks: settled slabs, previous repairs, and original detail worth keeping rather than covering over.
Older homes here often have original tile worth keeping — Mediterranean patterns, clawfoot-era bathroom tile, terrazzo under later coverings. Replacing that is a decision, not a default.
Where new tile is the answer, we match scale and pattern to the age of the house rather than defaulting to a large-format contemporary look that fights it.
Settled slabs are common in older stock and movement is what cracks grout, so that gets addressed before anything is set.
What that means on your job
- Original tile and terrazzo assessed before removal
- Scale and pattern matched to the house
- Slab movement addressed before setting
- Waterproofing detailed properly in wet areas

-

-
What should I know about tile flooring in Dunedin?
Older Florida homes bring their own quirks: settled slabs, previous repairs, and original detail worth keeping rather than covering over. Beyond that, nearly every home here sits on a concrete slab, which decides the product list before anything else does — we test slab moisture before scheduling rather than after.
-
Will my grout crack?
Only if the slab moves. Cracked grout is almost always a substrate problem rather than a grout problem, which is why we check flatness and any settlement before setting anything — particularly in older homes where slabs have had decades to settle.
-
Is large-format tile a problem on an older slab?
It can be. Large format needs a flatter substrate than the small tile it usually replaces, and an older slab often is not flat enough as-is. We measure and correct rather than setting large tile over a slab that will telegraph or lippage.
-
Do you cover all of Dunedin?
Yes — Dunedin and the surrounding Pinellas County area, from our base and warehouse on Alt US 19 in Holiday. Free in-home estimate, samples brought to you, and the same crew on every job.
-
Do I need to seal my tile?
Porcelain and ceramic don’t need sealing, but the grout does. Natural stone (marble, travertine, slate) needs both.
-
What about cracked tiles later?
We install a crack-isolation membrane on slab homes so slab movement doesn’t telegraph through to your tile.
